Getting ready for your Fresno home appraisal

Many Fresno home owners are aware that Fresno real estate today isn’t worth as much as it was a few years ago, however, Fresno real estate is still changing hands and homes are still being bought and sold. Chances are, if you’re buying or selling some Fresno real estate, you will need to get the home appraised.

Home appraisals are a necessary step in the process of selling or refinancing your home.

PREPARE FOR YOUR HOME APPRAISAL

If you are in the process of getting your home ready to be put on the market or interested in refinancing, industry experts offer the following things to keep in mind as you prepare for your home appraisal.

GET ORGANIZED

Put together a checklist that will help you get ready for your appraisal and get the results you’re looking for. Being organized will make the process run smoother. If possible, have a copy of your home’s blueprint available. This will help in verifying measurements and lot size if necessary.

Know what year your home was built and what improvements and / or changes have been made since it was built. Improvements that should be noted include adding a new patio, installing a pool, updating or upgrading the kitchen or a bathroom, any room additions you’ve made to the property.

It won’t hurt to make a point of mentioning any amenities that may not be obvious such as a security system, built in home vacuum system, or an alarm system.

BE FLEXIBLE

Be prepared to be flexible with your time and your schedule when making the appointment with the Fresno appraiser. Having a tight schedule will only make getting the appraisal completed more difficult.

Once the appointment is set, the appraiser will need 30 minutes to an hour to finish the inspection. The appraiser will need access to the inside and outside of the property, and the ability to take some digital photos. Allow the appraiser access to the entire property, including basement, crawl space and attic space.

MAKE A GREAT FIRST IMPRESSION

Have the lawn cut and the shrubbery in clean shape. Have the pool serviced and cleaned. Have door and window screens repaired or replaced if they are in less than impressive condition. Check for leaky faucets and piping.

All of the above will need to be completed if your placing your home on the market anyway, so it won’t hurt to get them done for the inspection.
